The Four Components of A Dream Home On Your Land


Every Dream Home has four components that create the overall Investment or Budget for your Dream Home.

Land Development

Land Cost

The price you pay for the land. You can include this in your loan, or if you already own land, you can use it as part of your down payment. 

Land Improvements

These items can also be added to your loan. They cover things like permits, utilities, and clearing the land. Each piece of land is different, and our free evaluation will help you plan your budget.

Your Dream Home

Dream Home Base Price

The starting cost in your area for the floorplan you've selected. This price includes a fully finished home.

Personal Choices

Any personalization, custom choices or changes you have added to your home. You get to choose where and how you spend your budget, whether it's a little or a lot, or somewhere in between.

Land Cost - Your Location

When you're planning to build your Dream Home, the right location is everything. Some of our clients come in with a parcel of family land and others are still searching, in any case you choose, the Dream Location that is right for you and your family.  If you need assistance finding land we can likely help you with that too!

Land Improvements

NECESSARY LAND DEVELOPMENT

Every piece of property is different, sometimes it is a piece of a cornfield and other times it is a wooded parcel right where you want to build your Dream Home.  No matter the location the site needs to be made buildable and it needs to have the ability to accommodate both fresh water and wastewater.  Sometimes it is in a municipality with the ability to hook to water and sewer services and sometimes it will need a septic system and a well for water.  Even combinations of the two.  In any event Red Door Homes has likely encountered something similar and is prepared to help.  The cool thing is that we take on the burden of developing your land and we do it all for cost, dollar for dollar.  Others in our industry charge exorbitant set fees or even management fees as a percentage of the expenses.  Here we just want to help you get it done so that we can build your Dream Home.

DREAM HOME BASE PRICE

We offer over 25 customizable floor plans ranging from 600 – 3202 + square feet.  Each of our homes has a listed Base Price that is a turnkey home.  However, we aggressively price these homes to give you the most value.  Each Model Home Center has a Base Model Home on site to accurately portray what is included on our website pricing.  Therse homes are simple, but we allow our customers’ to decide where they would like to spend their money!  With numerous personalization choices and line item pricing we give you a transparent look at the home price with each proposed change individually priced so you can decide on each item.  See our Included Features List!

Don’t forget that any home can have the interior layout adjusted to meet your needs – wider door ways for “aging in place”, other accessible features can all be designed into your home.  Looking for multi-generational living – we can add-on an In-Law Suite.  Anything and everything can be discussed and if the pricing is right for you – we are happy to customize and accommodate!

Even if you are choosing our Base Home you still make the following decisions;

Transparent “Envision to Enjoy” Pricing

While building a home can be one of the most financially rewarding and impactful lifestyle experiences in a person’s life, it can also be very complex.  Red Door Homes works hard to provide all-inclusive pricing that helps our customers understand the total investment needed for their DREAM Home.  

The earliest stages of searching for a DREAM Home  are where soon-to-be homeowners feel most worried and vulnerable.  Many decisions are there to be made and you need a trusted partner to guide you through the Journey.  Making that decision is likely the most stressful and time-consuming part of the buying process.  At this stage, a lot more sentences seem to end with question marks than with periods or exclamation points.  Will I even be allowed to build on my property? How much will ‘site prep’ cost me? What does site development actually involve?

We alleviate the stress and worry of the pre-construction process by offering a complimentary Pre-Land Evaluation to prospective Red Door Homes customers.  While we are not a feasibility company or a soils engineer, and our job is not to deem property “buildable” or “unbuildable,” our qualified staff can help you in the initial steps of this Dream Home journey by offering a Professional Assessment of what is entailed in developing your land to be ready to build and further to make your home your DREAM Home on your Dream location.

Because we believe education is key to a homeowner’s peace of mind and happiness with their forever home, we offer this Complimentary Pre-Land Evaluation prior to signing any agreement to Purchase and to better estimate total costs with our Investment Snapshot!
